Aircon Maintenance Contract Singapore
RM Acelect Engineering provides scheduled aircon maintenance contracts for homes, landlords, offices, shops and suitable commercial premises across Singapore. Choose a regular servicing frequency based on how often your units operate, how many units you have and the condition of the system. Quarterly servicing is our recommended regular maintenance option for customers who want a balanced preventive-maintenance schedule.
What Is an Aircon Maintenance Contract?
Instead of remembering to arrange every service visit, a maintenance contract puts the agreed units onto a planned servicing schedule.
For a home with several aircon units, a rental property, an office or a shop, regular maintenance can make it easier to keep the system serviced throughout the year. It also creates a consistent service history that can help you understand the condition of the units over time.
However, a maintenance contract should not be confused with an unlimited repair warranty. Scheduled maintenance helps with preventive care; chemical cleaning, major repairs, replacement parts, refrigerant-related work and other additional services may still be required when the actual condition of a unit calls for them.
Our Published Maintenance Contract Pricing

Why Scheduled Maintenance Matters
Aircon performance can gradually change as filters, coils, blowers and drainage components accumulate dirt. A unit may continue operating while airflow, cleanliness or drainage condition deteriorates.
Regular servicing gives the technician repeated opportunities to observe the unit rather than waiting until the first major complaint. It can also help identify conditions that deserve attention before they become a bigger service problem.
Maintenance does not guarantee that a component will never fail. Its purpose is to maintain the system, identify developing issues where visible and keep a predictable service routine.
Who Can Benefit From a Maintenance Contract?
Homes With Multiple Units
Useful when several indoor units need servicing on a predictable schedule and the owner does not want to remember each booking.
Landlords & Rental Properties
A scheduled service arrangement can make regular maintenance easier to manage across occupied or rental units.
Offices
Regular servicing helps facility or office teams keep aircon maintenance on a planned calendar rather than reacting only when problems occur.
Shops & Commercial Premises
Where cooling is important to daily operations, planned maintenance can provide a more structured service routine.
Older Aircon Systems
Older equipment may benefit from closer observation, although maintenance cannot prevent age-related component failure.
Busy Owners
A contract can reduce the need to repeatedly remember when the next service is due.
What Is Normally Covered by Scheduled Maintenance?
The exact service scope should follow the agreed maintenance plan and the type of aircon unit. Routine maintenance is different from a chemical overhaul or major repair.
Filter & Accessible Component Cleaning
Routine cleaning of accessible parts according to the unit and agreed service scope.
Indoor Unit Condition Check
Observe the condition of the fan coil, airflow and accessible internal areas during servicing.
Drainage Check
Check the drainage condition and address routine maintenance requirements within the agreed scope.
Operational Check
Operate the unit and observe relevant cooling, airflow and control functions.
Outdoor Unit Check
Where applicable, inspect accessible outdoor-unit condition and operating behaviour.
Service Record
Record the service visit and any observations that require attention or further quotation.
What Is Usually Outside a Standard Maintenance Contract?
A maintenance contract should not be interpreted as unlimited repair coverage.
Chemical Wash
A deeper cleaning service may be recommended when normal scheduled servicing is no longer sufficient.
Chemical Overhaul
Heavily contaminated or neglected units may require a more extensive dismantling and deep-cleaning service.
Major Repairs & Parts
Compressor, PCB, fan motor, electrical components, piping replacement and other major repairs depend on the actual fault and are not assumed to be included.
Maintenance Contract vs One-Off Servicing
| Maintenance Contract | One-Off Servicing | |
|---|---|---|
| Scheduling | Planned recurring visits | Customer books when needed |
| Best suited to | Customers wanting regular maintenance | Customers needing occasional servicing |
| Frequency | 2, 3, 4 or 6 scheduled visits per year under our published plans | As and when required |
| Service history | Repeated visits create a more consistent maintenance record | Records are associated with individual bookings |
| Major repair | Assessed separately when required | Assessed separately when required |
How We Recommend Choosing a Contract
Count the Units
Confirm how many indoor units need to be included in the maintenance arrangement.
Consider Usage
Think about how many hours per day the units normally operate and whether they are used every day.
Consider the Environment
Dust, occupancy, cooking activity, operating conditions and accessibility can influence maintenance needs.
Check Existing Condition
If units are already heavily dirty or have unresolved faults, those issues may need attention before starting routine maintenance.
Choose the Visit Frequency
Select bi-monthly, quarterly, thrice-yearly or half-yearly based on actual usage, environment, unit condition and maintenance needs. Quarterly is our recommended regular option for many customers.
Confirm the Scope
Make sure the units, service frequency and additional-work treatment are understood before the maintenance arrangement starts.
Aircon Maintenance Contract FAQ
What is an aircon maintenance contract?
It is a scheduled servicing arrangement where agreed aircon units are serviced at fixed intervals during the contract period. It is designed to make preventive maintenance easier to manage.
What is the difference between thrice-yearly and quarterly?
Thrice-yearly means one service every four months, giving three visits per year. Quarterly means one service every three months, giving four visits per year.
Which plan should I choose?
It depends on usage, environment, number of units and condition. Quarterly provides more frequent attention, while thrice-yearly can suit moderate-use systems where four visits are not necessary.
Does the contract include chemical wash?
Routine maintenance and chemical cleaning are different service levels. If a unit requires a chemical wash or chemical overhaul because of its condition, that work should be assessed separately.
Does the contract include repair or replacement parts?
A maintenance contract should not be treated as unlimited repair coverage. If a fault or failed component is found, the required repair or replacement can be assessed and quoted according to the actual work.
Can commercial customers take a maintenance contract?
Yes. Our published table covers up to 10 units. Offices, shops and larger sites can discuss their unit count, system type, usage and required service frequency for an appropriate quotation.
Can more than 10 units be covered?
Yes, larger or more complex requirements can be discussed for a tailored quotation. The published pricing on this page covers 2 to 10 units.
Is a maintenance contract a guarantee that my aircon will never break down?
No. Preventive maintenance can help keep equipment maintained and may identify visible developing issues, but no maintenance plan can guarantee that mechanical, electrical or refrigerant-related components will never fail.
